Across 33.30 acres, the 324 residential plots work out at about 9.7 plots an acre, and the average residential plot at about 2,283 sq ft (212 sq m), an average across every size rather than a plot on offer. The commercial plot, about 24,850 sq ft, stands apart from the residential plots, and its use has not been published.

IVC Road, the Inter Village Connecting Road, links Thindlu Circle in the west with Daba Gate in the east, where it joins NH-44 (Ballari Road) by Devanahalli town. Prestige Greenbrook sits towards the western end: Thindlu Circle is 1.2 km away by road and Daba Gate 7.8 km. Singarahalli village is 1.0 km from the layout and Devanahalli town 11.5 km. As at September 2026, no widening scheme had been announced for IVC Road, so judge it as it is today, ideally by driving it at the hours you would use it.
Two highways are within reach. NH-44 (Ballari Road), the main road between the city and the airport, is 7.6 km away at Sadahalli Gate and 7.8 km at Daba Gate. The STRR, the Satellite Town Ring Road (NH-648), has its nearest entry 8.7 km from the layout; its stretch from the Doddaballapur bypass to Hoskote opened to traffic on 11 March 2024.
For buyers looking at Prestige plots near the airport, the figures are plain. Terminal 1 of Kempegowda International Airport is 14.3 km from Prestige Greenbrook by road, and Terminal 2 is 14.9 km. The road route follows IVC Road east, then connecting roads to the airport entry road. Travellers who prefer the train have the Kempegowda International Airport Halt 9.4 km away.
As at September 2026, the nearest operating metro station is Jalahalli on the Green Line, 30.0 km from Prestige Greenbrook by road, so for now the metro plays no part in daily life here. That should change once Namma Metro's airport line, Blue Line Phase 2B, opens. The line is still under construction, and Doddajala, its closest station site, lies 7.9 km away by road. The section from Hebbal to the airport is unlikely to open before September 2027, and the whole corridor is targeted for March 2028.

The Prestige Greenbrook master plan turns about 33 acres on IVC Road, Devanahalli, into 324 residential plots and one commercial plot, laid along an 18 m entrance road and 12 m internal roads, with 12 parks and open spaces and two civic-amenity sites. Just over half the land is plots; the rest is roads, parks and civic-amenity land, and a full tenth of the site is parks. The land has been converted to residential use, and the Bengaluru International Airport Area Planning Authority (BIAAPA) approved the layout plan on 24 April 2025.
Taken together, the residential and commercial plots cover 71,015 sq m (17.55 acres, 52.7% of the land). The roads, parks and civic-amenity sites cover the other 63,743 sq m (15.75 acres, 47.3%).
The four land uses add up exactly: 71,015 sq m of plots, 13,500 sq m of parks, 6,778 sq m of civic-amenity sites and 43,465 sq m of roads make 134,758 sq m. At 4,046.86 sq m to the acre, that is 33.30 acres, or 33 acres 12 guntas in the local measure, which Prestige rounds to 33 acres. Spread over the whole site, the 324 residential plots work out at about 9.7 plots an acre. That is a derived average, and it counts the land given to roads, parks and civic amenities as well as the plots themselves.
Green space takes a tenth of the land: 12 parks and open spaces on 13,500 sq m, or 3.34 acres.
The planting follows the developer's specification: urban garden areas, low-maintenance avenue planting on the internal and public roads, and landscape lighting. Treated water from the sewage treatment plant irrigates the landscape, and the layout has recharge pits for rainwater harvesting. Plantation is scheduled to be finished by February 2027.
Roads take 43,465 sq m, 10.74 acres or 32.3% of the land, nearly a third of the layout. The way in is an 18 m entrance road through a classical-style entrance, with a security cabin, round-the-clock guards and, at the main gate, RFID boom barriers.
Inside, the internal roads are 12 m wide, each with a 7 m asphalted carriageway and a landscaped avenue on both sides, and each plot is reached from its road by a defined concrete access. LED streetlights, partly solar-powered, light the roads. Roads, footpaths and drains are scheduled to be finished by December 2026.
Two civic-amenity sites take 6,778 sq m (1.67 acres, 5.0% of the land). Civic-amenity sites are land a layout sets aside for community facilities. What these two will hold has not been published, so if their use matters to your choice of plot, ask about it before you book.

Prestige Greenbrook plots for sale span four regular sizes, from 30 x 50 ft (1,495 sq ft) to 60 x 80 ft (4,806 sq ft), plus 96 odd-shaped plots whose sizes vary: 324 residential plots in all, on about 33 acres on IVC Road, Devanahalli. The practical sizes lead. With 121 plots, 30 x 50 ft is the largest single group, a little over a third of the layout, and together with the 89 plots of 40 x 60 ft it accounts for 210 plots, 65% of the total. Each one is serviced land in a gated layout: you buy the plot, and the home you build on it is your own.
The sizes are plot (land) areas. Every plot is registered in metres, and the feet and square feet above are conversions of those measurements. The four regular sizes make up 228 plots and the odd-shaped plots the other 96. Across all 324, the average residential plot works out at about 2,283 sq ft (212 sq m).
With 121 plots, 37% of the layout, the 30 x 50 ft size is the backbone of Prestige Greenbrook, and there are more of them than of any other size. It measures 9.14 x 15.20 m, a shade under a full 30 by 50 ft, which is why its area is 1,495 sq ft. It is a size Bengaluru plot buyers know well, and for many it is the natural scale for an independent home, with the layout's 12 parks supplying the open space that a compact plot leaves out.
The 40 x 60 ft plot is the second-largest group, with 89 plots, 27% of the layout. At 12.20 x 18.30 m it is both wider and deeper than a 30 x 50, and its 2,403 sq ft gives room for a larger house, a broader plan to design around, or more garden. Between them, the 30 x 50 and 40 x 60 plots make up 65% of the layout, so most of Prestige Greenbrook is built around these two familiar sizes.
Fifteen plots, 5% of the layout, measure 12.20 x 22.20 m, about 40 x 73 ft. They keep the 12.20 m width of the 40 x 60 plots and add depth, so the extra land comes as length, taking each plot to 2,915 sq ft. That suits a deeper house, or a longer garden at the front or the back.

Prestige has not tied the ₹2.25 Cr figure to a plot size, and there is no published price list or per-sq-ft rate, so the number to plan around is the total on the cost sheet for the plot you choose. Two sizes carry most of the layout: 121 plots of 30 x 50 ft and 89 of 40 x 60 ft, 65% of the 324 between them. Odd-shaped plots differ one from another, so get the exact area of each one you like, and make sure the dimensions in the Agreement for Sale match the plot you picked.
Karnataka collects stamp duty, a cess and a surcharge on that duty, and a registration fee when your plot's sale deed is registered, all calculated on the sale-deed value. Together they come to about 7.6 to 7.65% of the value. The registration fee on its own is 2%, twice the old 1% rate, a change in force since 31 August 2025, so older estimates built on 1% now fall short.
The amounts in the last column are worked on the listed starting price alone. A larger plot, or a different sale-deed value, moves every line, so apply the same rates to the value on your own cost sheet. At the starting price, the statutory costs add about ₹17 lakh before any club, maintenance or documentation charges.
TDS is a deduction, not an extra. Where a purchase is ₹50 lakh or above, you withhold 1% of the price as TDS from what you pay the seller: it is part of the price, not an addition to it.

The registered water source for Prestige Greenbrook is borewell. Devanahalli taluk has no Cauvery piped supply; it runs on borewells and tankers and is classed as over-exploited for groundwater. The layout's own systems help: a water treatment plant with an underground sump, a central overhead tank, recharge pits for rainwater harvesting, and a dual supply that saves fresh water for domestic use by sending treated water to flushing and landscaping. Ask how supply will be managed in the dry months and what storage and backup are planned.
The developer keeps ownership of the clubhouse, so it is not a common facility of the layout. Joining is a choice, not a condition of buying, and the club will also admit people who own no plot here; its membership, subscription and usage charges are billed separately, at levels the club management sets. No fee, floor area or pool size has been published. Some buyers will like paying only if they join; others will want to know how access works for plot owners at a club open to outsiders.
