Homes take the largest share of the built-up area, but they share the address with a place of work, a place to stay and a place to shop, close to the Outer Ring Road's Rajendranagar interchange (Exit 17). The current plans date from August 2026 and may change with approvals.

Whatever name a listing or an advertisement uses, the land is the same: Plots 9 and 10 of HMDA's Budvel Layout. The TG-RERA registration, once issued, will record the project's registered name, and that is the name to see on every document you sign.

The Prestige Place Budvel is planned as more than a residential address, and Prestige's own description of it says as much. In July 2026, Prestige's Chairman, Irfan Razack, described The Prestige Place as "a luxury product", bringing together "a hotel", offices, "luxury premium retail" and branded residences. Prestige also said in July 2026 that it had done "a slight redesign" that "uplifted the product".

What the vision will mean in practice, from the amenity list to the terms of the branded residences, will be set out at launch.

The Prestige Place Budvel is being developed through Prestige Projects Private Limited, a Prestige Group company, which holds the project's environmental terms of reference. The same company is developing Prestige Spring Heights on Plot 5 of the same layout, the project's immediate neighbour to the north: 1,656 homes on 10.59 acres, under construction and registered with TG-RERA as P02400009416.

The Prestige Place Budvel stands on Plots 9 and 10 of HMDA's Budvel Layout in Rajendranagar, south-west Hyderabad, close to the Outer Ring Road's Rajendranagar interchange (Exit 17). The 13.65-acre site lies within GHMC limits, in GHMC's Rajendranagar zone (after the February 2026 restructuring), and Prestige Spring Heights, Prestige's registered project on Plot 5 of the same layout, is the immediate neighbour to the north. Across the ORR lie Himayat Sagar and the Kothwalguda Eco Park, an 85-acre HMDA park opened in March 2026.

The neighbourhood is an institutional, green belt: NIRD&PR, the veterinary and agricultural universities and the Police Academy are within about 3-8 km by road, and the New Telangana High Court complex is under construction about 7 km away by road. Budvel (also spelt Budwel) is the layout's name; Rajendranagar is the mandal and the GHMC zone.

The Outer Ring Road is the address's link to the rest of Hyderabad, and the airport is the clearest example: Rajiv Gandhi International Airport's passenger terminal is about 20 km by road, via the ORR and the airport approach road. Shamshabad is about 14 km away, and the city-bound NH 44 junction at Aramghar crossroads about 10 km.

The Prestige Place Budvel's nearest railway station, Budvel, is about 8 km by road, and its nearest open metro station by road is Gandhi Bhavan on the Red Line, about 18 km away. Raidurg, the Blue Line's western terminal for HITEC City, is about 20 km, and MGBS, about 19 km, is where the Red Line meets the Green Line.

These are the current plans, dated August 2026, and they may change with approvals. The sanctioned layout will come with the project's TG-RERA registration.

Homes take four of the six towers, each of four basements, ground and 27 floors, and together they hold all 566 homes. The office tower rises to ground plus 25 floors, and the hotel tower to ground plus 27 floors, with 230 rooms.

The residential towers carry about 2.1 million sq ft (196,833 sq m) of built-up area between them.

Homes, offices and the hotel each have their own towers, and every tower stands on four basement levels. Where the residents' amenities and the retail sit within the plan will be shown on the sanctioned master plan.

The Prestige Place Budvel's planned built-up area of about 6.2 million sq ft splits across seven uses. Homes are the largest single component, at about a third of the total, and the four basements of parking come close behind.

The seven components add up to the 577,061 sq m total exactly. Shares are rounded to one decimal place, so they add to 100.1%; lakh sq ft figures are conversions at 10.7639 sq ft to the sq m.

The retail component also has a name. Prestige lists Forum @ The Prestige Place among its upcoming Hyderabad retail projects (June 2026 quarter); Forum is the name Prestige gives its shopping centres. Its tenants and opening timing have not been announced.

Every tower at The Prestige Place Budvel stands on four basement levels planned for parking. Water is planned by bulk supply from HMWSSB, an on-site sewage treatment plant is planned to treat the project's sewage for reuse, and building services take about 1.1 lakh sq ft (10,682 sq m) of the planned built-up area.

Parking allotment per home, visitor parking and how residents' parking is kept apart from office, hotel and retail parking are not yet announced.

The Prestige Place Budvel Amenities

The Prestige Place Budvel's amenities start with what stands beside the homes. On its 13.65 acres in Rajendranagar, Hyderabad, the 566 homes in four residential towers share the land with an office tower, a hotel tower with 230 rooms and retail, and the plans set aside space for residents' amenities of their own. For residents, that puts shops, a workplace and rooms for visiting guests inside the same address.

Living at a mixed-use address also means sharing it. Offices, a hotel and retail draw visitors as well as residents, so how the homes, their amenities and their entrances are kept for residents matters as much as the facilities themselves.

Branded residences are part of how Prestige's Chairman described The Prestige Place in July 2026, alongside the hotel, the offices and the retail. Elsewhere, the term is used for homes sold under the name of a hotel or lifestyle brand, with the terms set out in the sale documents.

Prestige has not yet published the branded-residence terms for The Prestige Place Budvel: which homes would carry the branding, what it would include and what it would cost.

Retail is part of The Prestige Place Budvel's plan, and Prestige has given it a name: it lists Forum @ The Prestige Place among its upcoming Hyderabad retail projects (June 2026 quarter). Forum is Prestige's own retail brand, the name it gives its shopping centres.

For residents, retail on the same land puts shopping close to home. Prestige has not announced the retail's tenants or when it would open, so ask whether the retail is delivered with the homes or later, and how shoppers' access and parking are kept apart from the residents'.

The Prestige Place Budvel's everyday services are planned into the site, with parking in the four basement levels that every tower stands on. Municipal water in this area comes from HMWSSB, and the project plans a bulk HMWSSB supply and an on-site sewage treatment plant.

Ask for the cost sheet in writing, with every line filled in, before you set a home here against one anywhere else. Two homes with the same headline price can end up far apart once parking, deposits and charges are added.

The Prestige Place Budvel can be booked only once it is registered: under the RERA Act, a project can be advertised for sale and booked only after it is registered, and a promoter may not take more than 10% of the price as an advance before a registered agreement for sale.

The Prestige Place Budvel is not Prestige's first project in Budvel, and the closest evidence of how Prestige works here is the project next door.
